Summerwood Estates Restrictions

Home size for heated and cooled area is a minimum of 1600 square feet for single story homes and 2000 square feet for 2 or more stories.

Construction approval is through the architectural committee to ensure homes have an outer appearance that is consistent with the neighborhood. Brick, wood, stone, stucco drivit or concrete siding like hardiplank are allowed. Vinyl and metal siding are allowed with approval from the architectural committee. Colors from white to red brick, light yellow to natural greens and greys, are all acceptable. Extremely bright and vivid colors like bright orange, pink and purple will not be accepted.

Accessory buildings like garages, barns and storage buildings must be on a permanent foundation and constructed of compatible materials as the residential dwelling. New construction metal buildings on a permanent foundation are allowed behind the residence and on the back 1/3 of the lot for parcels 1, 2, 6, 7, lots 10-20, and lots 23-29.

Privacy fences and walls may only be constructed in the side and rear yards.

Driveways must be installed. Paved or asphalt drive must extend at least 100 feet from road where access is gained either from Oakwood or Briarwood. Culverts with mitered ends must be installed as required by architectural committee.

Landscaping is required on the side of home facing the street. Lots cannot be completely cleared.

The general appearance of the lot should be kept neat and tidy. Natural landscaping is allowed as long as the lots do not become overgrown.

Indoor household pets are allowed. Outdoor pets are allowed as long as the number does not exceed 4 per residence and they are kept in a fenced yard that is kept clean. Dogs that are habitual barkers are not allowed.

Commercial activity is not allowed on these lots. Large commercial trucks and semis are not allowed to park on the lots except for loading and unloading during construction.

No hunting or discharge of firearms is allowed

RVs and motor homes may be stored on the property if stored in a structure that complies with these restrictions

Summerwood Estates North Property Owners Association will be governed by the homeowners of the subdivision. The quarterly dues will be $80.
